Track deals, commissions, expenses, mileage, and receipts in one simple dashboard—so you can see what came in, where it went, and what you actually kept.
Lulu Ledger runs in your browser and on your phone, so a receipt gets captured at the closing table and a commission gets reconciled at your desk.
Lulu Ledger
The same ledger on every screen.
A commission check is only the start. Brokerage splits, transaction fees, direct deal costs, and the expenses of running your business all come out before the number that matters: what you kept.
Most agents know their sales volume and GCI. Lulu Ledger shows what each deal produced—and what the business kept across the year.
Generic bookkeeping records the deposit. Lulu Ledger connects the listing, commission, split, fees, and expenses to the deal behind it—before the money ever lands.
A $61,732.50 deposit. One line in a ledger with no story — no split, no fees, no deal behind it, and no idea what it cost you to earn.
The listing, the contract price, the split, and the fees — from the day the deal entered your pipeline. When the money lands, your books already understand it.
Track contract price, commission, splits, fees, and deal expenses from pipeline to close — so you know what each transaction actually produced.

Real agents, real brokerages, in their own words. Flip through the deck.
More agent stories, photos, and video testimonials are being collected — the deck grows as they arrive.
Lulu Ledger wasn't built by an accounting company guessing at real estate. It was built by a working Realtor who needed a better way to connect deals, commissions, expenses, mileage, receipts, and reports.
It's built around the real workflow: the pipeline, the closing, the receipt in the car, the mileage between showings, and the report your CPA actually wants.
Agents don't earn like other businesses. Their books shouldn't pretend they do.

Financial management and bookkeeping software built specifically for real estate agents. It tracks your deals, commissions, income, expenses, mileage, and receipts in one place — and connects the deal to the money so you know what you actually kept.
Lulu Ledger is a recordkeeping and planning tool, not an accounting suite and not a substitute for professional advice. It doesn't provide tax, legal, accounting, financial, or investment advice — it makes your CPA's job easier by handing them clean, categorized, deal-aware records instead of a shoebox of receipts.
You get the complete product. Start your 14-day free trial with a payment method. You won’t be charged until the trial ends. Cancel before the end of the trial to avoid a charge. After your first subscription payment, you have 30 days to request a refund under the Lulu Ledger Refunds & Cancellation Policy.
No — you can enter income and expenses manually. Connecting through Plaid is what makes the books maintain themselves: transactions flow in automatically and get categorized by your rules. The connection is read-only and Lulu Ledger cannot move money.
Yes. You can cancel future renewal at any time from Settings → Billing. You keep access through the end of your current trial or paid period, and you will not be charged again. Canceling does not create a prorated refund for unused time — see the Refunds & Cancellation Policy.
Founder pricing ($19.99/month or $199/year) is available to the first 300 qualifying customers whose first subscription payment is successfully processed. Starting a trial or scheduling a subscription does not reserve Founder pricing. Founder members keep their Founder rate for as long as their subscription remains continuously active. After the Founder spots are gone, standard pricing is planned at $29.99/month or $299/year.
Connections are encrypted with HTTPS/TLS, bank sync runs through Plaid with read-only access, your bank credentials are never stored by Lulu Ledger, sign-in supports multi-factor authentication, and your data is private to your account — and it is not sold.
Lulu Ledger is built for the individual agent's business first — your deals, your money, your books. Your data is not visible to your broker or team.
QuickBooks is general business accounting — powerful, but it has no idea what a listing, a split, or an E&O fee is, and it only sees money after it moves. Lulu Ledger starts with the deal: it knows the commission, the splits, and the fees before the wire lands, and connects every dollar back to the deal that produced it.
It's your data — export clean reports (PDF or CSV) any time before your trial or paid access ends. Once access ends, reports and exports become unavailable, though you can still sign in to manage billing, reactivate, or request deletion. Lulu Ledger generally retains eligible account data for 90 days after access ends. See the Refunds & Cancellation Policy.
